Frequently Asked Questions

Learn about RERA designated account rules and withdrawal limits.

What is the RERA 70% rule?

Under Section 4(2)(l)(D) of the RERA Act, 2016, promoters must deposit 70% of all amounts collected from allottees into a separate designated account. This ensures funds are used only for construction and land costs of that specific project.

How is withdrawal calculated?

Money can only be withdrawn in proportion to the percentage of completion of the project. Withdrawals must be certified by an engineer, an architect, and a chartered accountant in practice.

What happens if I exceed the withdrawal limit?

Exceeding the withdrawal limit violates RERA rules and can result in penalties, interest demands, or even cancellation of project registration. The Ministry of Finance has directed banks to ensure compliance with RERA designated account norms.

Can I use the 30% for other expenses?

Yes. The remaining 30% of collections can be used by the promoter for operational expenses, marketing, overheads, and other project-related costs not covered under the 70% designated account rule.

Who certifies the withdrawals?

Withdrawals from the 70% account require three certificates: (1) Form 1 - Engineer's certificate of physical progress, (2) Architect's certificate of completion percentage, and (3) CA's certificate of costs incurred and paid for land and construction.
